Description
Minafon is a striking and attractive semi-detached Victorian house retaining much character, with a lovely outlook over the river and fields to the village. The house is situated just outside the village of Llanilar, which has a pub serving meals, on the banks of the River Ystwyth, 5 miles SE of Aberystwyth. The property has oil-fired central heating throughout.
Briefly, the accommodation in this large house comprises:
Entrance Hall: light and spacious, with period architectural features and a grand staircase.
Sitting Room: with river views, sofas and easy chair, electric fire, TV with DVD and CD players, bookcase with a good selection of books.
Dining Room: traditionally furnished with a table, bench and six chairs; additional chairs available.
Kitchen: with original cupboards and quarry tiled floor, fitted units, breakfast table and chairs; electric oven and hob with extractor hood over, fridge freezer, dishwasher, microwave and washing machine. Door to parking and garden.
Stairs to the first floor:
Master Double Bedroom: with river views, double bed, clothes hanging space, chest and easy chair in the large window.
Bedroom Two: a second double bedroom with clothes storage and easy chair.
Bedroom Three: a single room.
Bathroom: with bath, WC, basin, shaver light, fan heater and extractor fan.
Shower Room: with electric shower in cubicle, WC, basin, shaver light, fan heater and extractor fan.
Staircase to the second floor:
Bedroom Four: a good sized single bedroom with sloping ceilings.
Bedroom Five: a spacious twin bedroom with sloping ceilings.
Outside: spacious, mature gardens with patio furniture and barbecue, and private fishing (brown and sea trout, fly fishing and spinning) on the River Ystwyth; own rods and rod licence required. The grounds, lawns, driveway and parking surrounding the pair of properties are shared, but guests have full use of the expansive gardens.
Local golf, pony trekking, birdwatching and walking in the area. Aberystwyth is a bustling coastal town with castle, sandy beach and promenade, shops, pubs and restaurants. Devil's Bridge, 11 miles away, for famous woodland walks and waterfalls, craft shop etc. The Vale of Rheidol Railway runs along the picturesque valley from Aberystwyth to Devil's Bridge. Cors Caron Nature Reserve and many other places of interest nearby. Other beaches and picturesque seaside towns on the lovely stretch of coastline to the south, with boat trips for dolphin and seal spotting. Ideally located for outdoor pursuits such as cycling, walking, bird watching and fishing.
