This is a truly wonderful property for those seeking to ‘get away from it all’, with hills, tumbling river and woodland walks on the doorstep. In a secluded location at the end of a no through lane and farm track, Blaen Cwmllinau is a beautifully renovated and extended former farmhouse, with aspects of ‘off grid’ living combined with modern technology. Pets are welcome too!
This beautiful stone house benefits from LPG gas fired central heating as well as two wood burning stoves (initial baskets of logs provided). Electricity is provided by UV panels, wind turbine and generator, housed in the adjacent barn – so please be economical with power and switch lights off when not required, which is the best way to enjoy the stunning dark skies at night! There is also a computer for guests’ use, and satellite broadband – but again, bandwidth is limited, speeds can be slow and not always available in this remote part of the world! The nearest pub, Penrhos Arms, offers free WiFi for mobile devices.
Ground Floor Accommodation:
Sitting Room: A wonderfully open space with expansive patio doors to two sides and a window to the third, a feature high ‘crog loft’ ceiling to one end, beautifully polished wooden flooring, leather sofas and cuddle chair, wood burning stove and Freesat TV with DVD player.
Living Room: with lovely original features: white painted stone walls, beams, wood burning stove in original inglenook fireplace with former bread oven and slate hearth; contemporary dining table and six chairs, desk with computer/WiFi, two tub chairs, cast iron spiral staircase to the first floor.
Kitchen: with attractive fitted units, gas oven and hob, large fridge freezer, microwave, dishwasher. Note: stove-top kettle (as electric kettle draws too much power)
Utility: washing machine housed in hall cupboard. (Note: large appliances cannot all be run at the same time)
Bedroom 1: on the ground floor, with double bed.
Cloakroom: with WC and basin. Rear porch for coat and boot storage, and rear door to grounds.
Bedroom 2: with king size bed.
Bedroom 3: with double bed.
Family Bathroom: with shower over the bath, WC and basin.
Outside: the farmhouse sits in open grounds in a secluded location with no passing traffic other than an occasional farm vehicle, and with no near neighbours other than sheep! Patio to one end of the house, with garden furniture, and a second patio, under cover, to one end of the adjacent barn, again with garden furniture. The upper stretch of the Afon (River) Llinau tumbles downhill past the house and patios, and the property is surrounded by lovely open hills, fields and woodlands.
Outside Storage: secure storage for bikes etc in one half of the adjacent barn, housing the generator etc; the other half of the barn is for the owner’s storage.
Parking: a small parking/turning area is available just above the house (about 20 metres); it is possible to drive right down and turn between house and barns, but this can be tricky, particularly in wet weather.
Pets: Dogs are welcome at Blaen Cwmllinau, but must be kept on leads outside as the grounds are open and there are sheep, lambs and other livestock on the surrounding hill farms. Up to 4 dogs are welcome @ £25 per dog per week (£20 per short break); please get in touch if you would like to bring more.
Blaen Cwmllinau is a perfect paradise for nature lovers and keen walkers. It is within easy reach of the South Snowdonia National Park - ideal for climbing Cadair Idris. The historic market towns of Machynlleth, 10 miles, and Dolgellau, 16 miles, are worth a visit. The sandy coastline is a pleasant drive away, Aberdyfi, 20 miles, and Barmouth, 25 miles. Dyfi Osprey Project, Tal-y-Llyn Railway, Fairbourne Light Railway and the Centre for Alternative Technology all within easy reach.

NOTE: there are some internal steps on the ground floor, no ground floor bath/shower and a steep spiral staircase to the first floor, as well as the adjacent river, so the house is not really suitable for those with mobility difficulties, babies or young children.
