Ty Nant, 22 Tan y Gaer is a well-presented mid-terraced house, located in a popular elevated residential crescent, in a convenient position just a 10 minutes' walk to Abersoch with its shops, restaurants and wide sandy beaches. The first floor lounge commands lovely views over Abersoch and Cardigan Bay to Snowdonia beyond.

The spacious hallway has stairs leading to the first floor. The large, bright, open plan lounge, kitchen and dining room has large picture windows with sea and countryside views. The lounge has comfortable sofas, Smart TV/DVD and CD player. The dining area has a table, chairs and welsh dresser. The modern kitchen is well equipped with an electric cooker with double oven, fridge/freezer, microwave, dishwasher and larder style fridge/freezer. An adjoining garage houses the utility room with a washing machine, sink and further kitchen units. Also on this first floor are two bedrooms; the master with a king size bed and countryside views, and a bunk room with full sized bunk beds. Shower room with large shower cubicle and heated towel rail. The remaining two bedrooms are on the ground floor; a double room with a zip and link bed that can be turned into a twin, and a twin. Also on the ground floor is the family bathroom.

To the rear of the property is an enclosed lawned garden with garden furniture, to the front parking for up to 3 vehicles.
