16 Glyn y Marian, situated in lower Llanbedrog village, is in a very handy position with far-reaching coastal views and the National Trust sandy beach just a short walk away. Llanbedrog itself benefits from a small shop, art gallery with café and two family inns, both with play areas. Abersoch with fully village amenities and more fantastic beaches is just 3 miles down the road.

To make the most of the sea views the tastefully furnished house is arranged with the open plan living area on the first floor and the three bedrooms and shower room on the ground floor. The spacious south facing lounge features a contemporary inset electric fireplace, flatscreen TV, DVD player, CD/radio, dining area and there is WiFi throughout. A door leads out the balcony with outdoor furniture, sun beds and a gas barbecue. The balcony is not overlooked and perfect for relaxing in front of the panoramic views. There is plenty of storage in the modern kitchen with high gloss finish, electric oven and hob, fridge and microwave.

In the vestibule on the ground floor there is a washing machine and freezer and from here a hallway leads to the main double bedroom, two twin bedrooms and the shower room with a large shower enclosure, washbasin WC and heated towel rail.  The house is in an open setting with flower beds to the front and a large shared grassed area. Reached along a footpath there is still plenty of off-road parking from the private road approach.
